Progressive Design-Build
Progressive Design-Build (PDB) is a collaborative project delivery model that integrates design and construction phases, to be managed by a single team (the design-build team). Unlike traditional approaches, PDB emphasizes early involvement of key stakeholders, including owners, designers, and builders, fostering open communication and teamwork from the outset. Through an iterative process, PDB allows for the refinement of project scope, design, and budget, resulting in a more efficient and cost-effective delivery. Construction Management
Construction Management (CM) is characterized by its early engagement of preconstruction experts who collaborate to optimize value through the development of construction methods, materials, and solutions, resulting in quality enhancements, serviceability, and improved life cycle costs. Two key differentiators between CM and a stipulated-sum contacts are:
- A CM contract has a much more robust pre-construction phase than is typical in stipulated sum contracts.
- In many CM contracts, costs are reimbursable and charged at a fixed fee. However, there are options in the CM contract to convert to a stipulated-sum for construction services.
Engineer-Procure-Construct
